1.What OZ Data Centers does

OZ Data Centers is a sponsor of data center projects in Qualified Opportunity Zones. We do four jobs that are usually split across separate firms, so the Opportunity Zone deadlines and the data center build schedule are managed by one accountable team:

  • Sponsor. We originate each project: the site thesis, the capital plan, the build partners and a timeline that keeps it inside the Opportunity Zone rules.
  • Fund manager. We manage the Qualified Opportunity Funds through which investors place eligible capital gains, with reporting built around the five-year and ten-year marks.
  • Operator. Each data center is owned by a Qualified Opportunity Zone Business, run day to day for compliance, construction and performance with QOZB Management LLC.
  • Site selection. BlackForge Data Centers screens land for power, water, fiber, terrain and zoning before capital is committed. It has screened 17.1 million parcels across the United States.

2.Who we work with

  • Individuals, families and trusts with capital gains from the sale of a business, stock, real estate or other assets.
  • The CPAs, attorneys, wealth managers and family offices who advise them.
  • Allocators placing capital into Opportunity Zone data center projects.
  • Data center developers with projects in or near Opportunity Zones.
  • Landowners with large parcels near transmission.
  • Counties, utilities and economic development groups.

4.How our guides are researched and reviewed

Our library of 100 guides is written to be the most accurate, useful answer to each question people ask about Opportunity Zones and data centers. Every guide follows the same standards:

  • Primary sources first. Rules are cited to the statute (26 U.S.C. §§1400Z-1 and 1400Z-2 as amended by Public Law 119-21), the Treasury regulations, IRS forms and notices, and the CDFI Fund, then to major law and accounting firms, government agencies and reputable press. Every source is footnoted and linked.
  • The current rules only. Guides describe the permanent program as it applies now, including the rules for gains invested on or after January 1, 2027. Where Treasury guidance is still pending, the guide says so.
  • Numbers shown, assumptions stated. Worked examples state their tax rates and assumptions and are labeled illustrative.
  • Reviewed and dated. Each guide shows the date it was last reviewed and is updated in place when the rules or the facts change.
  • Corrections. If you find an error, email info@ozdatacenters.com and we will review it promptly.
  • Not advice, no paid placement. Guides are general information, not tax, legal or investment advice, and no one pays to be mentioned in them.
